Buyer’s guide

Step one:

Decide to buy

Before any major decision is made, you should always decide what exactly you are looking for. Buying a home is no exception as it is one of the most important decisions in your life. In addition to the features of the property or land itself, the surrounding environment also helps you feel at home. That’s right, a home doesn’t necessarily mean a house!

Start to think about whether you rather be near a good school or a great shopping mall. Whether or not you would want a pool in the near future or right now! Luckily, we are here to help you decide so you are not alone.

Step two: Hire an Agent

Most importantly this is your dream and you deserve a good agent who will understand and help you attain that dream. That being said, we believe that there are a few qualities that a good agent should have as well as providing an admirable service. These include:

  • Helping you to analyze what you want.
  • Educating you about the current conditions of the market.
  • Guiding you to properties that fit your desired criteria and budget.
  • Negotiating on your behalf to get you the best deal possible.
  • Drawing up ironclad paperwork on time to meet your deadlines
  • Working together with you to solve any obstacle until you are satisfied

Here at Own your home we ingrain this into our staff but we want what is best for you so if those qualities aren’t what you’re looking for then here’s a few tips on finding the agent for you:

Look around the areas you may be interested in purchasing and take note of the name and numbers on the for sale signs.
Research those names via the internet or most advisably family and friends.

Step three: Secure Financing

We’re already on to the third step and we are getting excited for you and your dream! This is one of the most crucial steps before buying any piece of property. I say this because of the importance of your down payment, which is defined as a percentage of the total cost. The more money that you put down is the more money you save on monthly payments as well as the cost of borrowing. Getting approved by a lender (usually a bank) is what allows you to know your budget so you can start home hunting!

Step four: Find your home

Finally! Here, an agent will help you quickly sift through the huge market to pin point exactly what you are looking for. Even with the availability of property search’s now, it can be a scary thing identifying the best possible deal for you. Questions like “Which is more critical: location or size?” or “What features are not negotiable in your new property?” come in to play and most certainly won’t be answered in a property search. Luckily, we are here to help, awesome!

Step five: Make an offer

Now comes the part we at Own your home thrive! Making an offer isn’t as simple as offering the listed price. In fact, that is the base assumption to go on and then other factors come in to play that would affect the price suitable for you to offer. Such factors can be damages/repairs that need to be done before purchasing the property as well as market analysis of the area. The importance of choosing the right agent shines through here as a result, if your agent is working tirelessly with you, this step will be easy for you.

Step six: Close

After making sure the improvements are made or negotiable features settled, you are ready to close! There will be closing costs and other fees to be paid but the deadline of those fees should be discussed with you by your agent. Having decided on a price is almost as important as making sure that you protect your finances and not making any large purchases. Keep in close contact with your agent and when the day arrives…

Congratulations! You are now a home owner and dream chaser! At Own your home we pride on knowing that you are satisfied with your purchase.
