Saying goodbye to your home is one of the hardest things that we at Own Your Home know too well. Fortunately we have a few steps that any first time seller may think about to help ease the process.

Step one: Figure out the reason for selling

The reason for selling affects the timing of the sale which in turn greatly affects the price or value of the house. You wouldn’t want to sell when it’s a buyers market where too many homes are up for sale with not enough buyers. This may be a small step but it is a crucial one that you may want to discuss with an agent before you are ready to put up that for sale sign. Step two: Valuing your property

Before you start to think about the price that you wish to sell your property for, you need to determine the value of the property. Based on the market and the prices of neighbouring homes (the location), an agent can present you with a base figure that will be in the ball park of the final price decided. Factors that affect that figure are the size, the condition, the style, the accessibility and the location of the property.

Step three: Accessibility

How close is your property to a bus stop? How near is the nearest main road or how far is the furthest school? These are questions that potential buyers will be asking themselves and therefore raise the value of your property if the answers are close enough, near enough and not too far away.
